The house
Grupo HabitaOff-grid brutalist villas
The property operates completely off-grid on solar power, relying on coastal breezes through slatted timber walls rather than air conditioning.
“The building, although newly opened, appears to belong to the land, like it’s always been there.”
What it’s good at
Exceptional
Stepped earthen brick villas open to ocean breezes, furnished with custom timber joinery.
Notable
A hexagonal brick bathhouse houses seven chambers cycling through steam, heat, and cold.
What they say
Michelin Selected
Michelin
Also in Condé Nast Traveler, Wallpaper* and AFAR.
Set between the mountains and the sea on the verdant coast just to the west of town, it’s a dramatic structure, a spaceship made of humble, locally sourced brick and concrete
Tucked away
A place apart: the property is the destination.
Punta Pájaros beach borders the grounds, and the art pavilions at Casa Wabi are a fifteen-minute bike ride away.
The rooms
Each two-story villa opens to a ground-floor sand garden, with stairs leading up to a private rooftop plunge pool.
The pool
Bring a swimsuit.
A long concrete lap pool cuts through native coastal scrub, and walled circular pools sit ready for stargazing.
The bathhouse
Chimney-like brick chambers hold steam rooms and cold plunge pools beneath a hexagonal oculus open to the sky.
Dogs stay too.
At the table
The open-air restaurant serves regional Oaxacan cooking, and a slatted timber bar faces straight out toward the Pacific.
The 14 villas are a masterclass in raw materiality—brick, concrete, clay, and sand, all sourced locally, stacked into forms that feel simultaneously ancient and alien.
How it began

Grupo Habita opened the property in 2022, working with architect Alberto Kalach to shape raw local bricks into monumental pavilions.
“He fashioned Hotel Terrestre’s 14 villas out of local clay, wood, brickwork, and concrete that blend into the sand-colored landscape.”
